Home Building On Your Uvita Real Estate

There is no doubt that Uvita and the surrounding areas are experiencing an incredible growth trend. Along with growth comes increased attention.

It was only a few short years ago when you'd be hard pressed to find a grocery store in Uvita. These days, Uvita is bustling with 4 banks - three of which are national, two full service grocery stores, a newly constructed commercial centre and recreation centre, veterinary clinic, home furnishing stores and a good diverse selection of restaurants featuring international cuisines.

Another sector of the Uvita community that is experiencing growth is the Uvita real estate market.

The trend appears to have shifted from raw land to homes - but possibly NOT the way you may think of it.

There are many sellers with raw land who have struggled in the past to adapt to the buyers needs and sell their properties. However they've not figured it out.

In a fantastic move to adjust to market needs, Costa Rica property owners have strategically began to construct homes. The idea is to provide a structure, even modest in size, to assist in encouraging "the dream" of what the property would look like with a home. Realtors will often tell you how much more difficult it is to sell an empty house rather than one that is clearly being lived in and enjoyed. Right now in Uvita...this same concept applies to raw land.

While many Costa Rica property owners are catching on, we are seeing more and more modest sized homes being built at affordable prices. There is a flip side to this trend also...the fact that with plenty of home building going on it is driving the price of building a home down.

At one point in time there was an acceptable price of $140/sq.ft. to build and now we are seeing this drop well below $100/sq.ft.
